2D Schematic Floor Plans, The classic black-and-white line drawing with room labels and measurements. Simple, clean, and universally understood. This is what most MLS listings use.

Colored Floor Plans, Same layout as 2D, but with colored fills for different room types (bedrooms in one color, living areas in another, bathrooms in a third). More visually engaging and helps buyers quickly understand the property’s organization.

3D Floor Plans, A three-dimensional rendering that shows the layout with depth and perspective. More expensive but dramatically more impressive, especially for luxury properties.

Matterport Floor Plans, Automatically generated from a Matterport 3D scan, these are highly accurate and can be branded with your logo and contact information. They’re included free with every Matterport tour I shoot.

What Buyers Look For in a Floor Plan

Room sizes. “Will my king bed fit in the master?” “Is the dining room big enough for a table that seats 8?” Dimensions answer these questions before the buyer ever schedules a showing.

Flow. How does the kitchen connect to the living room? Is the master bedroom on the opposite side of the house from the kids’ rooms? Floor plans reveal the spatial relationships that photos can’t.

Storage. Closet sizes, pantry space, garage dimensions, these are details buyers obsess over that are invisible in photos.

Potential. “Could we knock out this wall?” “Is there room to add a bathroom?” A floor plan lets buyers imagine modifications before they even own the property.

If you’re listing a vacation rental on Airbnb or VRBO, a floor plan is even more critical. Guests want to know:

• How many bedrooms and bathrooms there are
• Whether the living area is open or separate
• Where the kitchen is in relation to the dining area
