For sellers (and their agents)

Get the house ready and I'll handle the rest.

This is the same checklist I send before every shoot. A prepared home photographs better, tours better, and sells faster, and none of it takes more than an hour. Agents: text the link to your seller.

The checklist

Room by room, twenty minutes a room.

Work top to bottom. If you only do three things: lights on, counters clear, cars gone.

Every room

  • Lights on, all of them, including lamps and under-cabinet strips.
  • Ceiling fans off (spinning blades blur and strobe).
  • Blinds open to the view, sheers closed if the window is harsh.
  • Trash cans out of frame, tucked in a closet or garage.
  • Cords coiled and hidden: chargers, lamp cords, TV cables.

Kitchen

  • Counters completely clear, small appliances included, coffee maker too.
  • Fridge front: no magnets, no kid art, no calendars.
  • Dishwasher and oven handles wiped; stainless shows every fingerprint.
  • Dish rack, sponges, soap bottles, all under the sink.

Bathrooms

  • Counters empty except one matching set if you have it.
  • Toilet lids down, toilet paper spare put away.
  • Towels: hung straight, or swapped for a matching set.
  • Shower curtains closed halfway, loofahs and bottles out of the tub.

Bedrooms

  • Beds made hotel-style, straighten the throw, flatten the pillows.
  • Nothing on the nightstands except a lamp or a book.
  • Closet doors closed; if closets are a selling point, we'll open two or three on purpose.
  • Under the bed invisible, the camera sometimes sees it.

Living areas

  • De-clutter to half of what feels normal: shelves, mantles, tables.
  • Family photos down if you want buyers picturing themselves instead.
  • Pet beds, bowls, and crates in the garage for the shoot.
  • Rugs straightened, cushions fluffed, remotes hidden.

Exterior

  • Cars out of the driveway and off the street in front.
  • Hoses coiled, toys gathered, grills cleaned and covered (or framed nicely).
  • Front porch: doormat straight, dead plants gone, light bulb working.
  • Pool equipment and brushes out of frame; waterline skimmed.
  • Mow within a day or two of the shoot, fresh, not shaggy.

Good to know

What you don't have to do.

  • You don't have to stage. Empty rooms photograph cleanly, and virtual staging can fill them later for $25 a photo.
  • You don't have to be home. Plenty of sellers leave a key with the agent. I walk the home alone all day, every day.
  • You don't have to fix the view out the window. HDR handles the Las Vegas sun, that's the whole point of it. Just open the blinds.
  • You don't need a deep clean. The camera doesn't see baseboards. It sees clutter, and clutter is what the checklist above removes.
