Video is no longer optional for real estate listings. But the format you choose depends entirely on where the video will be viewed. Here’s how to think about video content for your Las Vegas property.
The Two Formats You Need
Horizontal video (16:9), This is the traditional format. It’s what YouTube, MLS, and your website use. Horizontal video shows rooms in their natural orientation and gives viewers a cinematic walkthrough experience.
Vertical video (9:16), This is what TikTok, Instagram Reels, and YouTube Shorts use. Vertical video fills the phone screen, which is where 80%+ of social media browsing happens. A vertical walkthrough grabs attention in a way horizontal video simply can’t on mobile.
Why Your Listing Needs Both
If you only shoot horizontal video, you’re invisible on TikTok and Reels, the platforms where younger buyers discover properties. If you only shoot vertical, your MLS listing and YouTube channel look amateur.
The solution is simple: shoot both in a single session. A professional videographer captures the walkthrough in horizontal format, then captures the same property in vertical format optimized for social media.
What Makes Real Estate Video Effective
Movement matters. A smooth, stabilized walkthrough feels like you’re walking through the home yourself. Shaky footage or rapid cuts make viewers dizzy and disengaged.
Lighting is everything. Just like with still photography, video needs good light. HDR video techniques ensure windows aren’t blown out and shadows aren’t too dark.
Pacing. A property video should be 60-90 seconds for social media, 2-3 minutes for MLS and YouTube. Too short and viewers don’t get a sense of the space. Too long and they lose interest.
Music. Background music sets the mood. Upbeat for luxury properties, calm and spacious for family homes. The wrong track can make a beautiful property feel cheap.
Las Vegas-Specific Video Tips
Las Vegas properties often have features that shine in video: pools, mountain views, golf course frontage, and dramatic desert landscapes. Make sure your videographer captures these exterior features, not just the interior.
Golden hour shots, the hour before sunset, are especially stunning in Las Vegas. The mountains glow, pool water sparkles, and the desert landscape takes on a warm, inviting quality that daytime shots can’t match.
Zillow Walk-Through Videos
Zillow has its own video format that ranks listings higher in their search. These are continuous walkthroughs (no cuts, no music) that Zillow hosts for free. I shoot these in addition to the polished social media versions, they serve a different purpose (Zillow search ranking vs. social engagement).
