One of the most common questions I get from Las Vegas agents: “Do I need a Matterport tour, or are HDR photos enough?” The answer depends on your property, your buyer pool, and your marketing strategy. Let me break it down.

HDR Photography: The Foundation

Every listing needs professional HDR photography. Period. Cell phone photos or amateur shots will cost you views, saves, and ultimately offers. HDR photography captures the property in its best light by blending multiple exposures, the result is clean windows, true colors, and proper shadow detail.

Pros of HDR photos:

• Lower cost than 3D tours
• Required for MLS listings
• What buyers see first in search results

Cons of HDR photos:

• Static, buyers can’t explore the space
• Hard to understand room flow from flat images

Matterport 3D Tours: The Immersive Experience

A Matterport tour creates a true 3D model of the property that buyers can walk through from their phone, tablet, or computer. They can switch between dollhouse view, floor plan view, and street-view-style navigation.

Pros of Matterport:

• 24/7 open house, buyers tour anytime
• Out-of-state buyers can explore before visiting
• Dollhouse view shows the complete layout at a glance

The Answer: You Need Both

The most effective listings use HDR photography AND a Matterport tour. Here’s why:

Adding a Matterport tour to an HDR shoot is less expensive than booking them separately. When I’m already on-site for HDR photos, capturing the Matterport scan adds only 30-60 minutes of shooting time.

For most Las Vegas residential properties, the combined HDR + Matterport package costs less than a single day of staging, and it markets the property 24/7 until it sells.

When to Skip Matterport

For very low-priced properties (under $200K), vacant land, or quick-flip listings, HDR photography alone may be sufficient. The ROI on a 3D tour is highest for properties above $300K where buyer competition is fierce and pre-qualifying showings saves everyone time.

What About Zillow 3D Home?

Zillow 3D Home is a lighter alternative, 360 panoramas hosted free on Zillow. It’s not as immersive as Matterport (no dollhouse view, no measurements), but it’s free to host and boosts your Zillow search ranking.
